Job Description

The Building People has a need for a full-time Lands and Realty Specialist (Realty Technician IV) supporting the Engineering and Construction Division.

The employee will provide technical support services and perform the following duties and tasks:

  • Reviews design plans and specifications for conformance with WAPA's transmission line right-of-ways and interaction with other right-of-ways and reports back to the DSW Lands personnel regarding any potential safety hazards, clearance problems or operation/maintenance obstructions. Documents all conflicts within the transmission line right-of-ways to include any proposed recommendations on required modifications to the specifications to eliminate the conflict(s).
  • May be required to meet with landowners and/or representatives of State, county, railroad, oil, gas, electric utilities and irrigation districts to describe various planned transmission line projects.
  • Assists in the preparation of contracts, easements and supporting documents to acquire land rights for the Government contract negotiator. The Contractor Realty Specialists are not authorized to modify the terms and conditions of any contract, nor direct additional work, nor waive any requirements of the contract or to settle any claim or dispute on behalf of the Government.
  • Conducts research to obtain land ownership information via computer systems and/or by visiting various county courthouses within the service area to obtain this information. Uses the information to assist in the preparation and/or modification of legal descriptions, tract plats and ownership maps.
  • Assists in periodic real property reviews to assure the proper maintenance of an inventory record of DSW lands and land rights are current.
  • May coordinate and attend various meetings in the office or field with entities involved in projects that impact WAPA's facilities.
  • Assists in the preparation of contracts, easements and supporting documents to acquire land rights for the Government contract negotiator. Required Experience

  • Five (5) plus years of working in a Lands/Realty group for a utility (as a Realty Specialist).
  • General knowledge of utility construction practices.
  • Proficiency with Microsoft Office applications.

Education

  • High School Graduate or Equivalent
  • Work Location: Maricopa County, Arizona, WAPA Desert South West Regional Office. There are some instances when a position may be dispatched to other locations for site visits or longer periods as deemed necessary.
